Are you looking to buy or sell a home in the Town of Erin?
It’s a good idea to check and make sure your property doesn’t have an open building permit, says Joe Forte, Erin’s Chief Building Official.
“We encourage residents to complete all inspection processes in order for us to close their file,” he said.
The Town of Erin issues building permits for a wide variety of work on homes, from new construction, significant repairs and alterations.
An open permit means that the municipality has given approval for a project on the property, but the extent to which work has been completed and whether it is in accordance with the approved permit remains unknown.
For sellers, work may be required to close a file for a building permit. The Town of Erin encourages homeowners to close any existing building permits before the sale of a home.
According to legal experts, an open building permit can complicate the sale of a property.
The Town of Erin can provide Property Information Reports to applicants, including buyers wishing to know the status of any building permits on file, as well as the Zoning, Official Plan Designation, subdivision or site plan agreements, as well as any outstanding orders under the Ontario Building Code, Zoning By-law or the Property Standards By-law.
A request for a Property Information Report (PIR) can be made by emailing planning@erin.ca. There is a $75 processing fee.
