Site Plan Requirements
A comprehensive site plan of the entire property showing:
- Location and dimensions of:

- Setback distances to:

- Septic/well system if existing
Construction Drawings Requirements
- Floor plans of all floor levels
- Fully dimensioned and noted
- All rooms, spaces and areas to be labeled
- Footings and foundations specifications: Sizes and layout
- Floor, wall, and roof.
- Structural components: Size and spans of beams, lintels, columns, LVL’s, etc.
- Window and door sizes

If plumbing is proposed:
If there is an existing septic on the property then you will be required to provide the existing condition. A qualified designer will need to provide letter stating the capacity and condition.
If installing a new septic design please submit a separate building permit application.

When is a building Permit required for a deck?
- When the deck is greater than 10 m2 (108 sf) and is 0.6 of a metre above grade
- When the deck is attached to another building regardless the size of the proposed deck
- When a renovation or alteration will result in size difference or structural modification
- Guard replacement

- When proposing helical piles, provide P.Eng design Layout
- Report for installation of helical piles from certified installer is required prior to final inspection/ sign-off.
- Guard details
- The building code permits the installation of wood guards constructed in accordance with the detail provided in SB-7 of the building code.
- Anything other than wood guards may require pre-engineered details at the discretion of the building inspector. Typically you can receive this package of details from the supplier.
- Approved decking materials
- Any CCMC approved material is acceptable

A professional engineer is required to oversee the demolition if the building is:
- Greater than 3 story’s in building height or 600m2 in building area
- Contains pre-tensioned or post-tensioned members such as structural steel cables and/or pre-stressed concrete
- Extends below the footings of adjacent buildings and occurs within the angle of repose of the soil, as drawn from a 45 degree angle of such adjacent footings
- Will be demolished using explosives or lasers

Retaining Wall Examples
The Ontario Building Code does not define “adjacent to” or the types of property in the definition of a retaining wall deemed to be a designated structure. The objective is to protect public safety by reviewing permit applications for retaining wall requirements.
To clarify when a retaining wall is deemed to be a designated structure and/or when guards may be required, please contact the Building Department.

- A permit must be obtained from the Town of Erin if a tent is more than 60 m2 (645 sf)
- A group of tents that total more than 60m2 (645sf) in area

Site Plan Requirements
A comprehensive site plan of the entire property showing:
- Location and dimensions of:
- Proposed tent
- Existing structures/buildings
- Existing well and septic system (if applicable)
- Setback distances to:
- Property lines
- Existing structures/buildings
- Septic/well system if existing
Construction Drawings Requirements
- Floor plans and location of:
- Fully dimensioned and noted
- Framing and anchorage
- Egress and exit facilities
- Fire extinguishers
- Exit lights
- Occupant load
Additional Requirements
If your property if located under a Conservation Authority you may need approval by:
- Grand River Conservation Authority (GRCA)
- Credit Valley Conservation Authority (CVC)
- Source Water Protection (if applicable)
Building Permit Fees
Please see the Town's Fee's and Charges By-law. Once application is received and reviewed, an invoice will be issued. All fees and charges listed in the invoice are payable prior to processing the building permit application.

Below the following requirements are listed and explained.
Required Documents for building permit application
- Fully completed application form
- Owner Authorization form, if applicant is not the property owner
- Drawings including: Design, Structural, Mechanical
- Floor plan of the room in which the woodstove is to be installed
Construction Drawings Requirements
- Floor plan
- Fully dimensioned and noted
- All rooms, spaces and areas to be labeled
- Location of the appliance
- Proposed distances from the appliance to any combustible framing
- Cross section(s) of entire assembly from top to bottom detailing clearance for the appliance and chimney
- Height of the chimney above the roof
Additional Requirements
- Copy of the manufacturer installation instructions for all ULC/CSA/WH listed woodstoves, pre-fabricated fireplaces, inserts, factory built chimneys, steel liners and chimney accessories
